Brothers Redevelopment is among the nonprofit organizations that is prepared to step forward and deliver new affordable housing at the former Park Hill Golf Course in Denver, should voters approve Ballot Measure 2O on April 4.
If passed by Denver voters, Brothers will develop as many as 200 new apartment homes for income qualified families and 60 new affordable homes as part of a Permanent Supportive Housing community that would serve our neighbors with disability — including those experiencing homelessness or long-term housing insecurity. This project would serve as Brothers Redevelopment’s largest affordable development in our portfolio.
Located next to transit on a highly trafficked transportation corridor and set within an established, historic neighborhood, the site is well-suited to accommodate this use and the countless other amenities it will provide.
The redevelopment plan proposed by the developer for the site — Westside Development Partners — includes other affordable homes and the creation of a 100-acre park. The other nonprofit agencies involved in providing affordable housing at the site would include Habitat for Humanity Metro Denver, Elevation Community Land Trust and Volunteers of America.
A yes vote on Ballot Measure 2O would lift a conservation easement in place on the Park Hill Golf Course property and turn 55 acres of the land into more than 2,500 new homes (25% of which will be permanently affordable).
Passing ballot measure 2O would also pave the way for brand-new public parks, open space, trails and a new grocery store in the Northeast Park Hill neighborhood — an area of Denver that is considered a food desert.
All of these items are laid out in the Park Hill Golf Course Area Plan — a document that was created after extensive outreach in Northeast Denver over the last two years and adopted by Denver City Council in December.
Throughout Brothers Redevelopment’s history, we have never been afraid to stick up for our neighbors who are most vulnerable in Colorado. And right now, as we all know, countless Coloradans are struggling to pay for the most basic life need — a home.
Rather than sitting unused, the Park Hill Golf Course property could be a game changer for some of our most vulnerable neighbors. Colorado’s affordable housing crisis affects us all. We’re worried about our friends, family, and neighbors who need an affordable place to live. And we’re concerned about those who have already been priced out of Denver and pulled into homelessness that are looking for a safe place to live.
